What is Involved in Buying a Home?

Whether it's saving for a down payment or paying off loans to afford more house, having a solid understanding of where you are financially is one of the most important aspects of buying a house. Explore lenders and different loan options (VA, FHA, conventional, etc.) to find the best fit for your needs. Getting pre-approved will strengthen your offer and let sellers know you are serious.

Don't just hire any realtor, hire someone you trust to put your wants and needs first. Choose someone that knows the area and is proficient in understanding your desires to set you up on the right search. We have access to the MLS and its powerful detail oriented search parameters to help you find the prefect fit.

Once we find the right home, assertive negotiations will help get the offer accepted on terms that all parties agree to.

Appraisals are ordered by the lender company to ensure the collateral(house) for the loan is worth as much as it will be sold for. There are options if the appraisal doesn't match up with the price including renegotiating the price or cancelling the offer if everyone can't agree on a price. It is important to pay the RIGHT price for the house and NOT the highest price. Appraisals are always required with a loan.

Inspections will uncover most (but not all) defects or concerns with the house. They are optional but highly recommended to make sure you know everything about your investment. Home warranties will cover issues not discovered in the inspection. All my clients receive a 1 year home warranty with me whether buying or selling at no cost.

We made it! After all that searching, negotiating, inspections, appraisals, and mountain of closing paperwork at the title company, move in day is here! This is by far the most satisfying part of the process. Now we can finally sit back, take a deep breath, and enjoy that feeling that comes with homeownership. Congratulations!
